Condo & Strata Moves in Vancouver: The Rules Nobody Tells You

Half the moves we do in Vancouver are in or out of a condo, and the strata rules are where most "easy" moves go off the rails. Here is the playbook every Vancouver condo dweller should have before booking a truck.

1. Book the Elevator the Day You Sign

Most Vancouver strata buildings only allow one move per day, with a strict 3-4 hour window. Popular buildings in Yaletown, Olympic Village, and downtown book out 3-6 weeks ahead in summer. The day you sign your lease or get your possession date, email strata and reserve the elevator.

2. Expect a Move-In Fee and a Damage Deposit

Typical Vancouver building: $200-$400 non-refundable move-in fee, plus a $300-$500 refundable damage deposit. Some buildings want a separate cheque for each. Read the move-in form carefully and get the deposit cheque ready in advance.

3. Loading Bay Rules Are Real

Most downtown buildings have a designated loading bay with a height limit (usually 8-9 feet) and a time limit (30-60 minutes per session, sometimes per day). Tell your moving crew the height limit before they show up with a 12-foot cube van and a problem.

4. Elevator Pads Are Your Friend

Concierge or building manager will hang quilted pads inside the elevator. Confirm they are up before loading. A scratched elevator wall comes straight out of your damage deposit, and it adds up fast.

5. Plan for the "Long Carry"

Some buildings stage the truck a block away because of street parking restrictions. Movers charge a "long carry" fee when the walk from truck to elevator exceeds about 75 feet. Ask your strata about parking permits or loading-zone passes ahead of time - it can save real money.

6. Weekend Moves Cost More - Sometimes a Lot More

Many buildings ban moves on Sundays or stat holidays entirely, and weekday moves are easier to schedule. Weekday rates from movers are also usually lower. If you can swing a Tuesday or Wednesday move, you will save on both fronts.

7. The Walkthrough is the Most Important 10 Minutes

Before the crew loads anything, walk the unit with the building manager (or take time-stamped photos). Document existing scuffs, dings, and floor scratches. Do the same at the new unit before unloading. This protects your damage deposit at both ends.
